YOUR PURCHASE OF A CONDO IS VIRTUALLY EQUAL TO THE PURCHASE OF A SINGLE FAMILY HOME IN MOST CASES, (AS IN VERY EXPENSIVE); THESE UNITS REQUIRE REGULAR MAINTENANCE OR UPGRADES, AND REPLACEMENT OF COSTLY ITEMS WHEN THEY SIMPLY BREAK OR WEAR OUT. KNOWING THE PROBLEMS OR SAFETY ISSUES OF A NEW CONDO HOME BEFORE SIGNING THE P&S IS CRITICAL, AS AWARENESS OF THESE DETAILS BEFOREHAND COULD SAVE YOU SIGNIFICANT MONEY RESOURCES.
- Most condo inspections will focus on the interior, or from the walls inward, and will include components normally associated with a full home inspection, also including: appliance evaluations and testing; windows, doors and buzzers/intercoms, and smoke/CO detectors.
- If applicable, the inspection will include the basement, built-in, attached or detached garage.
- Finished lower level rooms, (including electrical system evaluation, visible plumbing, and operation/evaluation of the HVAC components)
- Structural components, and visible foundation.
- Accessible townhouse attics, and all related components will also be inspected.
Exterior items, such as the roof, chimneys, plumbing vents, gutters, siding, decks, porches, railings, patios, walkways, landscaping items, outbuildings, and recreational amenities will be observed/evaluated, and commented on if any major defects or safety concerns are seen, but are typically excluded from a condo inspection report, as those features and amenities are maintained by, and the responsibility of, condo management or the homeowner’s association, (which you pay for in your monthly condo fees!). Comments as to the safety, integrity, necessary maintenance, or the observed presence or possibility of wood destroying organisms or damage, will be included in the report solely as a courtesy, to allow reporting of the defects to condo management, at no additional charge.
